Zoning Compliance Department Director
The Zoning Compliance Department Director is a semi-outward facing hands-on management position with a primary responsibility to grow our zoning platform.
Provides guidance, direction, and training to zoning professionals with the intended effect of increasing overall market share, ensuring quality, and providing well-coordinated and consistent world class service to clients.
Role also serves as the voice of the client with respect to the services, delivery and performance of our zoning group. In addition to developing and interacting with clients, this position will work closely with Practice Leader Managing Directors, Senior Managing Directors, and Business Development team to provide better execution and ultimately, a better client experience.
An expert in the creation of Municipal Research Summary Reports, zoning compliance, zoning analysis, survey interpretation, code interpretation, etc. Director level experience, and Market Level or small company leadership skills. Commands expert, industry recognized knowledge of all aspects of the Zoning Compliance business i.e. management, operations, finance, systems, etc. and is primarily viewed as a seasoned expert in the field based upon solid experience and education.
Effectively oversee/manage/grow the zoning services platform.
Ability to collaborate and cross-sell other LOB s within CBRE.
Ability to diagnose and recognize problem areas brought up by clients and report these concerns to the appropriate internal parties (SMD s and/or EMD s) to address and solve.
Promote best practices, structure, and tools to utilize and work with applicable team members to determine and assist with improvements across the platform.
Ensure teams include cross-functional expertise to differentiate CBRE service offerings from that of our competition. This is a teaching and leadership role for those delivering our services.
Participate in selecting and prioritizing pursuits in alignment with both local market priorities and national initiatives such as Premier Properties, Client Market Share and Client Care & Development.
Conduct regular strategy and discussions with leaders to determine which clients offer the largest opportunities for both immediate and long-term growth for PCA Debt services.
Assist Business Development in new pursuits and lead generations based on local relationships, past experiences, and other factors.
INFLUENCING OPERATIONAL EXCELLENCE
Manage conflicts of interest with clients and professionals where we have service offerings that might be perceived as overlapping.
Assist and advise leadership in staffing strategies and recruitment, ensuring clients needs are being met.
Conduct quarterly calls/meetings with all zoning sector professionals to share performance best practices to ensure/provide consistency.
Coordinate inbound CBRE business and ensure the best CBRE team is assigned to its execution.
Conducts regular debrief calls with top 20 clients to discuss their goals, strategies, concerns, issues, etc.
With the support of the business development staff, we would expect an average of three client visits per month over the course of the year. Visits should be coordinated with Business Development staff in their home offices and with other CBRE teams, when possible.
Work with research and marketing on special reports/deliverables/presentations to clients.
Act as a trusted advisor to our clients while coordinating with appropriate CBRE leadership and serve as the voice of the customer.
Guide and assist clients as needed.
Maintain active involvement in community and real estate industry activities in the local markets, being viewed as an industry leader and expert by sitting on panels and working with organizations to develop and enhance industry standards.
Be an ambassador for CBRE at the local level with investors, developers, consultants, economic development organizations, journalists/media, and other real estate professionals who call on CBRE for information, advice and assistance.

EDUCATION and EXPERIENCE
Bachelor s Degree (BA or BS) from four-year college or university required. Master s degree (MA, MS or MBA) preferred.
We would generally expect a minimum of 5 years similar experience.
Possesses strong experience in managing a diverse team, and has a working knowledge of the duties, roles and responsibilities of each position delivering service within the geographic area of responsibility.
Has strong understanding of the workings and interactions between finance, management, and a solid knowledge of the overall real estate industry, specific to zoning line of business.
Demonstrates knowledge/capabilities in the areas of financial analysis, business administration, legal, human resources, ethical practices, marketing, business development, risk mitigation, organizational structure and disciplined execution, and consultative sales.
Fosters a strong service-orientation and an advisory role in client relationships.
Uses ability to think strategically and to synthesize the most complex business and financial data.
Utilizes an entrepreneurial approach and develops innovative solutions.
Ability to communicate effectively to justify or defend sensitive matters with executives.
Possess financial skills and knowledge to review the financial reports prepared by others and to make recommendations to executives that impact division/line of business/company.
Ability to review and analyze recommendations and results provided by others that directly impact division/line of business/company, and teach that cognitive thought process to direct reports.
A strong entrepreneurial and creative spirit. Is flexible and adept at handling multiple priorities and initiatives. Displays excellent organizational and communication skills. Above-average computer skills in Word, Excel, cloud computing, and use of the internet. High level of integrity and ethics is critical.
